COMMUNICATION
We understand that any renovation, large or small is stressful enough without having to live with a lack of
communication from the contractor. We also understand that you have to live in your home and maintain a
daily schedule while construction is underway. We will provide a detailed scope of work and schedule to plan
your days accordingly.
From the preliminary design and planning stages through to the on-site construction process, we will work
within your budget and keep you informed of the progress along the way.

PROJECT MANAGEMENT
With a working "General Contractor" on site and in contact with other trades at ALL times, any unforeseen
problems are acknowledged and brought to the homeowner attention immediately. The General is also on
site to provide quality control (coordinate and purchase materials & supplies), pickups & deliveries, deal with
surprises and answer any questions to eliminate further stress on the homeowner.

RESPECT FOR YOUR HOME
Drywall dust is impossible to eliminate, we will take the necessary measures to protect your furnishings and
seal the construction area from the rest of the home where possible. We maintain a safe and organized
workplace and upon competition of the project.
We will provide a professional cleaning service to thoroughly rid your home of the dust that got away!

PLANNING & DESIGN
With so many design and material choices available, we also offer a design service to help you make the
most of your space and budget. A designer - contractor team working together is more cost effective than
hiring separately. The teamwork assures that the new design works just as effectively "behind the walls" from
the construction perspective as well as from a visual perspective. The purchasing power of both can also be
beneficial to the homeowner.

  1. Determine the total amount that you want to spend.
  2. Set aside at lease 20% of this amount as a contingency
    to cover unforeseen problems and unplanned costs.
  3. Consider ALL cost such as taxes, special permits and
    disposal.
  4. Determine what aspects of the renovation you can do
    yourself prior to bringing in the hired help!
Establish your Vision and Master Plan
Before you rush to renovate, take some time to think about your entire house plan and determine the NEEDS &
FUNCTION of each space to help make the planning of the new space more effective.
Renovation can be completed in stages as budget allows, however, we do recommend working with a basic
master plan of any future renovations to maintain a consistent flow throughout the home.

Set up a Home Improvement Project File
Organize any floor plans, contracts, warranties, sketches, invoices and receipts. Collect any design ideas that
you like, example photos from magazines or places you have seen.
Make notes of any questions and/or concerns you may like to discuss with your designer/contractor.

Review your Home Insurance Coverage
Review the insurance protection you have, as home improvements most often increases your home value and
some safety or energy saving improvements may even reduce your premiums. Your existing insurance policy
should reflect any increase in value.
We cannot stress enough to always ask to SEE your contractor's license and liability insurance papers for your
own protection. All work must be completed to current building code standards to be covered by your insurance
should a claim be submitted.

Define the FULL SCOPE of your Renovation Project
Once you have an outline of the scope of work required, set your preliminary budget, then add 20 percent for a
contingency fund.
Proper planning helps avoid unexpected costs and a flexible budget allows for the unexpected, such as, faulty
wiring or plumbing held together with duct tape (believe it!) these are items not visible are actually working
behind the walls.

Establish a Preliminary Budget and Guidelines
The general labour, electrical and plumbing costs are based on square footage, personal taste are usually the
largest expenses in the renovation budget. Labour is an area where we DO NOT take shortcuts to decrease
costs. The quality of our skilled trades and building materials are of the same high quality used on all
